We are currently searching for a Community Manager for Arlington Trace Apartments in Greenville, NC.
Essential Duties and Responsibilities
- Accountable for all aspects of the day‑to‑day operation of the assigned property.
- Ensure that all physical aspects of the property are fully functional at all times and maintained in an attractive condition.
- Frequent interaction with residents, proactively responding to their needs and focusing on relationship development to achieve a high level of resident retention.
- Achieve the highest possible net operating income through effective cost control.
- Manage the property efficiently and profitably, given existing market conditions and Envolve standards.
- Develop yearly operating and capital budget plans while cognizant of their impact on NOI.
- Coordinate and supervise resident improvement and other capital projects.
- Monitor and enforce resident lease obligations.
- Adhere strictly to State and Federal Fair Housing Laws.
- Communicate effectively with site staff members and ensure compliance with all personnel policies.
- Provide direction and oversight to property maintenance staff to keep units market‑ready.
- Promote and teach safe work practices and ensure safety of site and occupants.
- Perform regular inspections of the managed property; recommend and coordinate necessary maintenance projects.
- Bid, negotiate, and manage vendor service contracts and one‑time projects.
- Maintain knowledge of the property and competitive properties through consistent market evaluation.
- Train and mentor office staff to maximize rental income and occupancy.
- Ensure compliance with all applicable Affordable Housing programs, including HUD, USDA, RD, LIHTC, HOME, and other state/local programs.
- Provide reports as required.
- Other tasks as assigned.
Education And Work Experience Requirements
- High school diploma or equivalent; some college preferred.
- Minimum of 3 years as a Community Manager or Assistant Community Manager, or equivalent management experience.
- Valid driver’s license.
- HCCP certification preferred.
Job Knowledge, Skills, and Abilities
- Strong financial management skills; proficiency in budgeting, forecasting, and cost control.
- Ability to lead the community staff in a fast‑paced, ever‑changing environment.
- Solid multi‑tasking skills and meeting deadlines.
- Professional and effective communication with co‑workers, residents, vendors, and corporate staff.
- Proficiency with Microsoft Office (Excel, Word, Outlook).
- Experience with Yardi preferred.
- Willingness and ability to work weekends and holidays when required.
- Must be able to travel for training and occasional business meetings.
