Full-Time Community Manager

in Portland, OR. The Marilyn and The Eaton Building are conventional apartment buildings located in Portland, OR with a combined total of 81 units. Responsibilities
The Community Manager will work to ensure that the property meets all ownership goals and objectives, enforce Guardian Management policies and procedures, and adhere to Fair Housing and Landlord Tenant Laws at all times. Supervise other property staff and vendors to provide outstanding customer service to residents, maintain curb appeal, provide proactive property maintenance, safeguard the financial health and stability of the property, confirm timely compliance with government and property program requirements, and complete all required paperwork and reports on time. Represent Guardian in a positive and professional manner; coordinate efforts to meet and exceed property management obligations. Qualifications
High school diploma or GED. At least one year of experience in property management. At least one year of experience developing, maintaining and adhering to an annual budget. Experience with Yardi preferred. Excellent attention to detail and organizational skills. Strong mathematical skills and basic understanding of property budgets and financial accounting. Ability to speak, read and write in English. Effective verbal and written communication skills. Ability to complete company training requirements for this position within pre-determined deadlines and attend required training. Essential Functions
Represent Guardian professionally at all times. Coordinate activities to ensure property management obligations are met or exceeded. Manage property operations in compliance with local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc.). Assist in developing operating income/expense budgets and capital budgets under the direction of the Portfolio Manager. Analyze and report monthly financial statements and manage receivables. Complete resident income certifications and recertifications to maintain program compliance. Administer budgets, analyze operations, and recommend actions to maximize efficiency, owner and resident satisfaction, and profitability. Coordinate collection of revenues and enforce accounts receivable policies. Maintain confidentiality of resident, property, owner, and Guardian information. Direct day-to-day activities of property staff; hire, train, evaluate, coach, and discipline staff with Portfolio Manager oversight. Accurately record time worked and approve time records. Oversee leasing activities, review tenant billings, analyze lease clauses, prepare vacancy reports, enforce tenant compliance, and fulfill landlord obligations. Identify leasing prospects and respond to inquiries as needed. Collect delinquent accounts in accordance with legal guidelines and coordinate with accounting for rent roll accuracy. Work with Portfolio Manager to identify, engage, and supervise property vendors; approve invoices within budget. Collaborate with corporate departments to support property management and prepare site staff meeting minutes. Pursue continuous process improvements to meet resident needs, ownership goals, and company standards. Other duties as assigned by the Portfolio Manager. Guardian – Company Description
