Columbia Residential is looking for an Assistant Community Manager located at Renaissance Square at Ft. Worth, 3801 WG Daniels Drive; Ft. Worth, TX 76105 to become a part of our team.
The Assistant Community Manager has full responsibility for managing the day-to-day operations, direction and supervision of all staff to achieve maximum financial and occupancy goals while maintaining the community in good physical condition and appearance.
Responsibilities
Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, OSHA, EPA, and all other Federal, State and Local laws pertaining to Multi-Family Housing.
Hire, train, motivate and empower staff; build a cohesive team to achieve operational goals and objectives.
Provide a high level of customer service to residents, potential residents, vendors and colleagues; address concerns promptly and provide information regarding policies and procedures.
Inspect vacant and rent-ready units; ensure necessary repairs and maintenance are completed per Service Delivery Standards; address exterior liabilities and deficiencies promptly.
Assist with preparation of annual budget to maximize income, control expenditures and meet financial objectives.
Conduct market surveys, create and implement marketing plans to maintain high occupancy.
Respond to and manage emergency incidents; prepare reporting and notify Regional Manager.
Oversee related accounting transactions; manage cash receipts, accounts payable/receivable and main bookkeeping.
Maintain accurate inventory of assets; analyze budget variances and report findings to Regional Manager.
Perform related administrative duties and, if needed, cover duties of Assistant Community Manager and Community Leasing Specialist in compliance with laws and guidelines.
Affordable Housing: supervise ongoing compliance requirements and annual compliance audits.
Qualifications
Education: High School graduate or GED; Associate’s degree or equivalent preferred.
Experience: Minimum two years in property management or related industry.
Skills: Strong communication, leadership, problem solving, and customer service; proficient in Property Management Software, MS Word, MS Excel, MS Outlook.
Knowledge: LIHTC, LURA understanding; familiarity with lease addendums, Fair Housing/ADA, OSHA & EPA requirements.
Certifications: Based on the community program, ability to obtain within 12 months from employment: Certified Manager of Housing, Certified Manager of Occupancy and Housing Compliance Professional certifications.
Other Requirements
Complete in-house training within the first 90 days of employment.
