Responsibilities Personnel Management and staff development. Regular/daily onsite attendance required. Screen, hire, train, coach, and develop on‑site staff. Ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Complete weekly/daily office & maintenance staff schedules and assignments. Document performance problems and communicate with direct supervisor and HR. Promote harmony and quality job performance of staff through support and effective leadership. Ensure staff compliance and consistency with Company policies and procedures. Financial Management: achieve highest possible net operating income through effective cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts. Monitor timely receipt and reconciliation of deposits, rent collections, and vendor invoices. Ensure property closeout is completed on time and ownership financial reports are accurate. Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies & systems; ensure staff leasing techniques are effective. Deal with resident complaints, concerns, and requests to ensure resident satisfaction. Develop and implement resident retention programs. Effectively show, lease, and move in prospective residents. Administrative & Maintenance Management: manage excellent customer service and monitor service request turnaround; maintain property appearance and ensure repairs are completed on a timely basis. Plan for and utilize property resources, equipment, and supplies economically. Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency. Qualifications High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements. Ability to understand and perform all on‑site software functions. Physical Requirements Communicate with others, repeat motions that may include wrists, hands, and/or fingers; able to work overtime, weekends, and night hours (emergencies). Remain in stationary position, often standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another. Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like; work in various environments including tight and confined spaces, work in an overhead position and reach; adjust or move objects up to 25 lbs. in all directions; lift and place objects up to 25 lbs.; operate machinery or power tools; operate motor vehicles and/or golf carts; identify and inspect objects; work in extremely low or high temperatures; work in outdoor environments such as precipitation and wind; work in small and/or enclosed spaces; traverse flat and non‑flat terrain; be exposed to hazardous chemicals. Salary Range $39.00 per hour to $41.00 per hour. Seniority Level Mid‑Senior level. Employment Type Full‑time. Job Function Marketing and Sales.
