Responsibilities

  • Oversee the entire operations of a housing community under the supervision of the Regional Manager.
  • Manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management.
  • Supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
  • Personnel Management: Regular/daily onsite attendance, screen/hire/train/coach on-site staff, and develop staff in line with Asset training benchmarks.
  • Complete weekly/daily office & maintenance staff schedules and assignments; address performance issues, document appropriately, and involve HR when necessary.
  • Promote harmony and quality job performance of staff through leadership and coaching; ensure compliance with company policies.
  • Financial Management: aim for the highest net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts and monitor deposits, rent collections, and charges.
  • Monitor vendor invoices and ensure timely, accurate coding; ensure property closeout and financial reporting are completed on time.
  • Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, ensure leases are properly closed with documentation, and maintain accurate reporting systems.
  • Address resident complaints and requests to ensure satisfaction; develop resident retention programs.
  • Administrative & Maintenance Management: ensure reporting is accurate and timely; lead emergency response and maintain property appearance; schedule regular inspections and make-ready work orders; oversee maintenance and rehabilitation activities to ensure quality and expediency.
  • Plan for and utilize property resources, obtain bids, and manage vendor relationships to ensure cost-effective operations.
  • Provide direction to and monitor maintenance, construction, and rehabilitation activities.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to communicate with others, perform repetitive motions, and work overtime, weekends, and night hours (emergencies).
  • Frequent standing or sitting for extended periods; movement around the site as needed.
  • Occasional climbing or maneuvering in various environments; ability to lift up to 25 lbs.; operate machinery or power tools; drive vehicles; work in outdoor conditions and hazardous environments as required.

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Salary

Salary Range: $33 per hour to $35 per hour
