Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management: regular/daily onsite attendance required; screen, hire, train, coach and develop on‑site staff; ensure staff compliance with company policies; complete weekly/daily office & maintenance staff schedules and assignments; address performance problems and document appropriately.
  • Financial Management: achieve highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor rent collections and vendor invoices; ensure property closeout is completed on time.
  • Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies; ensure effective leasing techniques, resident satisfaction and resident retention programs; move in prospective residents and maintain accurate leasing documentation.
  • Administrative & Maintenance Management: ensure all administrative & leasing reporting is accurate; head emergency team for property emergencies; monitor maintenance service request turnaround; maintain property appearance and timely repairs; manage property resources and supervise maintenance activities.

Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years of related experience or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to operate all on‑site software functions; basic computer skills required.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Requires communication with others for information exchange and repeat motions involving wrists, hands, and fingers; ability to work overtime, weekends, and night hours.
  • Stays in a stationary position, standing or sitting for prolonged periods; moves to accomplish tasks across work sites.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, and work in tight spaces; lift and place objects up to 25 lbs; operate equipment and power tools; work in various environments including extreme temperatures, precipitation, and hazardous chemicals.

License / Equipment

  • Must have reliable transportation due to the emergency on‑call requirement.

Salary Range

$25 per hour to $28 per hour
