What You’ll Do
Essential Job Functions
- Assist the Community Manager in day‑to‑day operations to achieve the highest level of professionalism by all team members in the office and on the community. Duties include:
- Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals and the Team Member Handbook.
- Operate the office in a professional, clean, uncluttered, and well‑staffed manner.
- Maintain confidential resident files (paper and online) using MORGAN standards.
- Coordinate with the Maintenance Supervisor and maintenance team on service requests, community maintenance and cleanliness.
- Safeguard all monies received and deposit them per MORGAN standard.
- Supervise the leasing team in the Community Manager’s absence.
- Comply with all required training.
- Maintain and encourage excellent resident relations, including:
- Attend promptly to resident comments and complaints.
- Ensure all team members are professional and friendly while meeting MORGAN’s non‑fraternization standards.
- Prepare move‑in paperwork, keys, and remotes for new residents.
- Inspect apartments prior to move‑in and maintain the resident renewal program.
- Create a sense of community among residents.
- Assist the Community Manager with the service team, including:
- Monitor timely completion of all service requests.
- Inspect market‑ready apartments to ensure quick turn times per MORGAN standards.
- Track utilities and notify the Community Manager of discrepancies.
- Manage bookkeeping and rental collection, such as:
- Submit payables to accounting per MORGAN standard.
- Help prepare monthly financials.
- Collect rent in a timely manner per lease contracts.
- Ensure compliance with community policies, lease agreements, and ADA laws.
- Assess move‑out conditions, charge damages, and serve final accounts.
- Assist with marketing, including:
- Understand the local sub‑market, competition and rents.
- Supervise leasing team tours and closing techniques.
- Track lead follow‑up and ensure fair housing compliance.
- Perform all essential tasks outlined in the Leasing Consultant job description as required.
- Work overtime as needed to meet MORGAN customer‑service standards.

Physical Requirements
- Stand and walk (33%–100%) for the duration of your shift.
- Perform tasks such as bending, stooping, squatting, kneeling, routine office duties, climbing stairs, and lifting (10–25 lbs occasionally, 50 lbs rarely). Use assistance or protective gear as required.
Vision, Hearing, Speaking & Written Requirements
- Read and review reports and correspondence (100%).
- See small details and view computer screens clearly.
- Communicate verbally and in writing with residents, staff, vendors, and corporate.
Driving Requirements
- Use personal transportation for corporate duties as needed.
- Respond to after‑hour emergencies occasionally.
- Hold a valid driver’s license, insurance, and car registration.
Working Environment
- Primarily indoors (100%).
- Frequent outdoor exposure (33%–50%) in various weather.
- Occasional exposure to paint fumes, solvents, and adhesives. Wear appropriate PPE (mask, gloves, eye protection).
