Overview
The Marketing Director will lead comprehensive marketing initiatives for master-planned community developments in the Denver market. This leadership role combines strategic planning with hands-on execution to maximize home sales velocity and build lasting community brand equity. You will work at the intersection of creative and digital marketing, customer insights, and business strategy while managing the execution of a high-performing community marketing program.
Essential Functions
- Brand & Customer Experience Leadership – Develop and execute a distinctive community brand strategy that differentiates our development in the marketplace; ensure consistent brand delivery across all customer touchpoints including Welcome Centers, digital platforms, builder partnerships, real estate networks, and community events; create compelling customer experiences that drive engagement and accelerate the sales process.
- Marketing Strategy & Execution – Develop and implement comprehensive annual marketing plans and budgets that achieve results; manage and direct relationships with advertising agencies, PR firms, and corporate marketing resources; lead customer nurturing programs and conversion optimization initiatives; develop targeted strategies for customer, builder, and real estate agent relationships; manage the marketing budget and optimize allocations across channels to maximize ROI and sales performance; stay current with marketing and social media trends and platform updates to maximize reach.
- Social Media & Content Management – Develop and lead the execution of the community organic social media strategy across platforms; lead the development of engaging, brand-consistent content that showcases community lifestyle, amenities, and available homes; monitor social media engagement metrics and adjust content strategy to optimize engagement, reach, and conversion; collaborate with photography and videography resources to develop high-quality visual content.
- Market Intelligence & Analytics – Conduct ongoing market research and competitive analysis to inform strategic decisions; analyze customer segmentation, traffic patterns, sales data, and market share metrics; utilize HubSpot CRM and other marketing technologies to generate actionable insights; monitor and advise regarding product positioning, pricing strategies, and absorption rates versus competition; translate data into strategic recommendations for development and product teams.
- Team Leadership & Development – Recruit, coach, and mentor Marketing Manager/Coordinator position(s); provide strategic guidance and professional development opportunities; foster a collaborative, results-driven marketing culture; share marketing best practices across the organization.
- Cross-Functional Collaboration – Coordinate with builder marketing and sales teams to provide support and cross-collaboration for campaigns and events that support both builder products and the community; provide insights, integration, and support to SLC Homes sales teams regarding outreach efforts; design and coordinate broker and greater community outreach efforts; coordinate and support onsite lifestyle team; create event strategies that drive prospect traffic and integrate with existing residents; partner with development teams on product planning and community amenity strategies; contribute marketing expertise to community master planning decisions; identify opportunities for community enhancements based on market feedback.
- Knowledge, Skills, And Abilities – 7-10 years of marketing experience in real estate development, hospitality, resort, or premium retail environments; proven track record of driving sales growth through strategic marketing initiatives; experience managing marketing budgets and measuring ROI; background in new home building or real estate development preferred.
- Required Education And Experience – Bachelor's degree in Marketing, Advertising, Business, or related field; 7-10 years in large-scale, mixed-use residential real estate/homebuilder marketing with an emphasis on residential lot development and sales to homebuilders and end consumers.
