Role Overview
As the Community Manager BTR, you will oversee the community’s day‑to‑day financial, administrative, leasing, marketing, and maintenance operations of one to three communities, working remotely with multiple site visits weekly. You will ensure company standards are achieved and excellent customer service is delivered, representing BH in a professional and courteous manner.
Key Responsibilities
- Regularly inspect the community to ensure company standards are met and address safety, regulatory, and operational compliance. Identify improvement opportunities and propose solutions.
- Work daily with the maintenance team to confirm move‑in dates are aligned with potential renters’ timelines.
- Analyze market and economic trends, implement marketing and leasing strategies, and monitor traffic logs, budgets, renewals, and marketing data to provide timely information.
- Develop resident retention by timely communication and resolution of service issues; monitor resident satisfaction through calls or follow‑ups.
- Manage repair and maintenance requests, verify status of vacant units, and ensure preventative maintenance programs are implemented, followed, and documented per BH guidelines.
- Partner with the Regional Manager to create operating income/expense budgets, monitor budgeting guidelines, purchase orders, expense monitoring, and vendor balance reviews.
- Review monthly income and expense reports, report variances from budget, and coordinate collection and documentation of revenues.
- Hire, train, supervise, develop, and mentor community staff, conduct performance evaluations, and provide corrective action.
- Manage on‑call responsibilities as needed.
- Perform other duties as assigned.
You Have
- 3‑5 years of prior community management experience.
- Ability to work remotely.
- Ability to travel by automobile and airplane for company training/business.
- Intermediate MS Office Word/Excel and computer technology skills.
- Professional appearance and demeanor.
- A positive, motivating, and team‑oriented attitude.
- Effective communication skills.
- Ability to thrive in a fast‑paced, competitive environment.
- Ability to work with a diverse group of people and customers.
- Bachelor’s degree in Business or Management is a plus.
- Background in Accounting/Finance, CAM or Licensed Community Manager is a plus.
- Yardi experience is a plus.
- A valid driver’s license may be required.
Work Schedule
Monday‑Friday (schedule may vary). Traveling to and working onsite up to a minimum of 75% of the time.

Salary Minimum: 70,000
Salary Maximum: 75,000
