The Leasing Agent & Marketing Specialist is responsible for marketing rental units, generating and following up with leads, conducting tours, processing applications, managing leases, overseeing move-ins and renewals, handling tenant communications, and supporting property operations.

Responsibilities

• Marketing: Enter unit details in AppFolio, schedule photos, write listing descriptions, and post to AppFolio, Facebook Marketplace, and social media platforms.
• Lead Generation: Respond to inquiries daily, follow up with leads, and schedule tours.
• Tours: Confirm appointments, conduct persuasive tours, collect prospect contact info, send applications.
• Applications: Follow up with prospects, screen applicants (income, credit, background, landlord references), and manage approvals.
• Leasing Documents: Create property-specific lease templates, draft leases, and set up charges in AppFolio.
• Move-Ins: Send move-in instructions, verify utility/waste setup, ensure all payments/fees are collected, activate tenant portal, and manage key handoff and move in checklists.
• Renewals: Start discussions 4 months prior to lease end, explain changes, send renewals via AppFolio, follow up until signed, and report non-renewal reasons.
• Tenant Communication: Handle questions, lease enforcement, pets, smoking, damages, unauthorized occupants, and noise complaints. Refer maintenance requests to AppFolio.
• Delinquencies: Contact tenants with balances by the 5th, set payment plans, enforce agreements, send demand for possession notices if needed, and manage eviction cases.
• Additional Services: Create marketing materials in Canva, develop templates, improve processes, and update website leasing content.

Requirements

• Drivers License
• In office work
• Real Estate Salesperson License or willing to take 40 hour class/exam.
• Show properties on nights/weekends as needed to fill vacancies.

Job Type: Full-time

Pay: $17.50 - $20.00 per hour

Expected hours: No more than 40 per week
