Base pay range

$73,000.00/yr - $75,000.00/yr

Job Summary

The Community Manager is responsible for all operational and financial aspects of the property and achieves results by meeting goals in these areas. The role facilitates optimal performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, and information reporting. All takes place within the quality and time standards established for the community and in accordance with applicable laws and Company policies.

Essential Job Functions

Financial

  • Anticipate and proactively report market changes.
  • Monitor and regularly report variances.
  • Prepare and follow community operating budget guidelines, recommending ways to maximize income and minimize expenses.
  • Offer recommendations for capital improvements, repairs, and bid acquisitions; negotiate to maximize organizational benefits.
  • Review renewals and prepare budget increase recommendations based on market conditions.
  • Review reports and make operating recommendations.
  • Effectively manage rent expiration schedules and implement increases to meet budget goals.

Supervisor / Leadership

  • Perform supervisory duties: hire, train, evaluate, and counsel employees.
  • Provide staff with direction, guidance, and tools for performance.
  • Ensure all employees complete necessary courses.
  • Conduct community staff meetings regularly; attend management meetings as scheduled.
  • Deliver clear instructions for effective staff management.
  • Maintain open communication with community staff.
  • Develop an integral team that sells the quality and professionalism of the Company.
  • Assist team effort through effective leadership.
  • Assist other staff members as needed.
  • Represent the Company professionally at all times.

Customer Service

  • Supervise planning, implementation, and monitoring of resident functions and activities.
  • Conduct follow‑up with residents to maintain positive relations.
  • Monitor maintenance activities to ensure resident requests and preventative programs meet Company standards.
  • Assist in handling resident service requests and concerns.

Administrative

  • Prepare and submit timesheets and payroll information accurately and timely.
  • Process and approve payment of invoices promptly.
  • Supervise and ensure collection of rent and other property income.
  • Complete various daily, weekly, and monthly reports accurately and on time.

Leasing / Marketing

  • Support overall marketing effort and ensure promotion effectiveness.
  • Analyze and monitor market conditions to anticipate changes or trends impacting profitability.
  • Monitor closing ratios of leasing associates, providing additional training as needed.
  • Review, approve, or deny rental applications.
  • Understand and comply with state landlord‑tenant law and Fair Housing standards.
  • Implement resident retention and renewal programs.
  • Inspect property common areas, models, and vacant units regularly.

Qualities We Are Seeking

  • 2‑3 years of experience as a community/property manager.
  • Proficiency with Yardi or industry‑related software (preferred).
  • Detail‑oriented and task‑focused.
