The Community Manager is responsible for all phases of on‑site property operation, under the direction of the Regional Manager. The role maintains all aspects of the property’s assets to Conifer standards.

- 8:30 AM – 5:00 PM
Responsibilities
- Train, coach, mentor, and oversee all team members in accordance with Conifer’s policies and under the direction of the Regional Manager and/or Vice President.
- Perform written evaluations, recommend salary increases or advancements, and maintain accurate payroll records.
- Maintain attendance records and compliance with all Company personnel directives.
- Market, approve or disapprove rental applications; prepare, process, and sign all lease documents.
- Work with local housing authorities for timely leasing and recertification of applications or residents.
- Ensure compliance with Tax Credit, DHCR/Section 8, and other housing program requirements.
- Collect rents, handle delinquent accounts, make bank deposits, and maintain all financial transaction records.
- Adhere to all accounting directives: use of account numbers, accounts payable system, rent roll, monthly and special reports.
- In conjunction with the Maintenance Supervisor, obtain competitive bids for scheduled work, process bid packages, supervise outside contractors, and inspect contractor work.
- Handle all details of move‑ins and move‑outs, including apartment inspection checklists.
- Ensure the community is clean, safe, and well‑maintained.
- Assist in developing the annual budget and report variances to the Regional Manager or Vice President.
- Work effectively with residents and resident organizations, report accidents and emergency situations, and prepare necessary reports.
- Ensure timely maintenance requests, notify residents of delays, and keep written records of all maintenance work.
- Inspect property and improvement projects, record deficiencies, and take corrective action within budgetary limits.
- Adhere to maintenance and purchasing directives: inspections, work orders, inventory control, landscaping, safety meetings, special maintenance items, purchase requisitions, OSHA/EPA requirements, office supplies, and on‑call duties.
- Physical attendance at the assigned work location during scheduled hours is essential; additional assistance at other Conifer locations may be required.
- Other job‑related duties as assigned.
Experience
- Minimum 1‑3+ years of prior site or apartment management experience, preferably in affordable housing.
- Compliance experience or knowledge (LIHTC, HUD‑Section 8, RD) strongly preferred.
- Minimum 1+ years of team supervision experience with training and performance management skills.
- Strong customer service or sales experience a plus.
- Proficiency with MS Office (Word, Excel, PowerPoint, Outlook).
- Yardi Voyager experience or other housing software preferred.
- Experience solving resident, personnel, vendor, and financial problems.
- Accounting experience with budgeting, accounts receivable/payable, and variance analysis strongly preferred.
- Reliable transportation and valid driver’s license.
- Flexibility to travel for training, meetings, conferences, as scheduled.
Education
- Minimum High School diploma or GED.
- Associate’s degree in business or some college desired; Bachelor’s degree a plus.
- Preferred certifications: Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), LIHTC, S.T.A.R. Training, and others pertinent to affordable housing.

Salary
The salary range for this position is $65,000.00 – $70,000.00. Actual compensation may vary based on experience, skills, and qualifications.
