Description
SUMMARY
Under the direction of the Community Manager, perform work relating to the administration of the annual budget, and the annual business plan. These tasks include budget updates, programs relating to marketing and manager’s computer work, and the development of policies and procedures to achieve maximum profitability.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Prepare, update and monitor parts of the annual budget.
- Report on monthly variances found on the operating statement and make recommendations to the manager regarding policy adjustments to ensure budget projections will be met.
- Collect rents, and take corrective and/or legal action when requested by the Community Manager. Represent the company in court if necessary.
- Develop and implement marketing programs (compile data on competition and become actively involved in corporate contact program).
- Property maintenance program.
- Perform all duties and responsibilities incumbent upon Leasing Consultant (refer to Leasing Consultant Job Description).
- If no Community Manager, directly manage the property.
- Approve and log bills.
- Supervise all on-site personnel.
- Monitor maintenance program.
Monthly Resident Relations Program
Implement monthly resident relations program.
Other Tasks
Perform other tasks such as competitive shopping as directed.
Supervisory Responsibilities
- Assign work to leasing consultants, senior leasing consultants, and clerical personnel on a regular basis.
- If no Community Manager and with concurrence of the Director of Property Management, directly manage the property.

Qualifications
Education and/or Experience
Bachelor's degree from a four‑year college or university, or one to two years of related experience and/or training, or an equivalent combination of education and experience.
Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
Mathematical Skills
Ability to add, subtract, multiply, and divide using whole numbers, fractions, and decimals. Ability to compute rate, ratio, percent, and interpret bar graphs.
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret instructions furnished in written, oral, diagram, or schedule form.
Physical Demands
Talk/hear regularly; stand, walk, sit frequently; use hands to finger, handle, reach; occasionally lift or move up to 10 pounds.
Work Environment
Frequently exposed to outside weather conditions; noise level usually moderate.
Salary Description
$25–$28 per hour.
