Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Role responsibilities include people, leasing, maintenance, financial, administration, and risk management. The position is on‑site and requires regular attendance.
Floating Role: The role will float between multiple properties.
Essential Duties & Responsibilities
- Personnel management: screen, hire, train, coach, and develop on‑site staff; complete weekly staff schedules; address performance problems.
- Financial management: achieve net operating income, develop operating budgets, monitor rent collections, reconcile vendor invoices, and ensure accurate financial reporting.
- Strategic leasing management: develop marketing plans, secure leases, maintain lease documentation, and address resident concerns.
- Administrative & maintenance management: ensure accurate reporting, head emergency response, monitor maintenance requests, manage property appearance, and oversee construction and rehabilitation activities.
- Provide excellent customer service and resident retention programs.
Education & Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer and software skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Must communicate regularly with others and may need overtime, weekends, and night hours for emergencies.
- Requires standing, walking, and occasional ladder or scaffold use; able to lift up to 25 lbs and operate power tools.
- Must work in various environments, including confined spaces and outdoor conditions.
License & Equipment
- Reliable transportation required due to emergency on‑call responsibilities.
Salary Range
$71,000 per year to $71,000 per year
