The Community Manager is responsible for the overall performance and financial success of the assigned community. This role leads the onsite team and ensures that leasing, maintenance, resident relations, and financial operations meet company standards. The Community Manager drives occupancy, revenue growth, resident satisfaction, and compliance with all ArtHaus policies and local regulations.

This role will be responsible for about 166 units.

Primary Responsibilities Leadership and Team Management

Lead, coach, and develop the onsite team to deliver consistent, high-quality performance.

Conduct weekly staff meetings to align goals, review KPIs, and address challenges.

Maintain engagement and retention, targeting voluntary turnover below 15% annually.

Partner with Area and Regional leadership on recruiting, onboarding, and professional development.

Use weekly dashboards and KPI tools to track accountability, celebrate wins, and identify early performance gaps.

Ensure full utilization of ArtHaus’ digital and AI platforms for leasing, maintenance, and communication.

Operational Excellence

Oversee day-to-day community operations in compliance with company policies and Fair Housing laws.

Conduct daily property inspections for curb appeal, cleanliness, safety, and compliance.

Maintain average unit turn times of five business days or less.

Ensure emergency work orders are responded to within 2 hours and non-emergency within 48 hours; verify completion data in Yardi/EliseAI.

Manage vendor performance and verify all work meets quality and budget standards.

Act as P&L steward for the community with accountability for revenue, expenses, and asset performance.

Oversee rent collection and enforce lease terms in line with company policy and local law.

Keep delinquency below 2% of monthly rent roll.

Prepare and manage the annual budget, maintaining variance within ±3%.

Optimize revenue through occupancy management, renewals, and rent strategies.

Review and submit accurate month‑end financial and operational reports.

Leasing and Marketing

Lead leasing operations to achieve and maintain occupancy of 95% or higher.

Conduct market surveys and recommend pricing adjustments.

Oversee marketing initiatives, outreach programs, and resident events to drive renewals and referrals.

Maintain renewal rates of 70% or higher through proactive resident engagement.

Resident Experience and Compliance

Foster a culture of exceptional customer service and prompt issue resolution.

Maintain resident satisfaction (NPS) of 70 or higher.

Manage all resident communication professionally and document interactions properly.

Ensure ongoing compliance with Fair Housing, safety, and all applicable regulations.

Reporting and Communication

Submit weekly performance summaries to Area or Portfolio Manager, covering occupancy, delinquency, renewals, and maintenance KPIs.

Communicate operational issues, risks, and achievements to leadership promptly.

Support corporate initiatives and contribute to process improvement efforts.

Qualifications

High school diploma or equivalent required; college degree preferred.

Minimum three years of property management experience with supervisory responsibility.

Proven success meeting goals in occupancy, collections, and resident satisfaction.

Strong leadership, communication, and organizational skills.

Demonstrated ability to lead with empathy and accountability in a fast‑paced, data‑driven environment.

Proficiency in Yardi and EliseAI preferred.

Valid driver’s license and reliable transportation required.

Work performed both in office and on property grounds.

May require evenings or weekends based on community needs.

Frequent interaction with residents, vendors, and team members.
