Summary of Responsibilities The portfolio marketing manager is responsible for national oversight of marketing execution for identified key client initiatives, through aligned expectations, frequent communication, and strategic implementation of consistent tools and tactics. This individual will also work alongside property marketing to ensure that marketing strategies are aligned across portfolios, property performance is maximised, and innovative ideas along with Avenue5 initiatives are presented to key clients quarterly.
Primary Responsibilities and Objectives
Understand client goals and preferences along with Avenue5 procedures to ensure the successful execution of key client initiatives
Maintain knowledge of marketing tactics for key clients across regions and share feedback across property marketing
Seek out opportunities to develop case studies and highlight industry innovations to present to key clients in conjunction with property marketing
Ensure portfolio‑wide marketing efforts and recommendations are established, executed, and successful
Responsible for having a working knowledge of client goals and expectations and developing and implementing solutions across property marketing to achieve
Support property marketing client portfolio reporting needs and performance benchmarks for identified portfolios and work alongside national property marketing execute
Develop and maintain strong client relationships to ensure that marketing support is adequate and that needs are met. Understand the client’s and company’s business objectives to ensure maximisation of property marketing efforts and optimal property performance
Maintain a working knowledge of all the features, functionality, and benefits that make Avenue5’s products and services superior in the multi‑family property management space
Ensure that clients have a thorough understanding of property marketing’s support and services, and that internal programs and offerings are optimised based on client feedback. Share property marketing successes with identified clients to support the adoption of efforts and positively impact property performance
Support new business efforts to ensure consistency with key clients by driving deliverables, advocating for Avenue5’s in‑house marketing services such as Studio5, and supporting introduction calls with key clients
Perform other duties as assigned
Education and Experience
Bachelor’s degree is required
Five plus years of experience in direct real estate multi‑family marketing within the property management industry is required
Three to five years of pre‑development, lease‑up, and/or grand opening experience in the multi‑family property management industry preferred
Three to five years with advanced proficiency in social engagement and marketing campaign management on Facebook, Twitter, Instagram, YouTube, and Pinterest is required
Advanced level knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel
Three to five years of experience in websites, ILS’, Craigslist, SEO, SEM, and digital data aggregators is required
Three to five years of experience in Google Drive, Google+, Google Analytics, and Google AdWords is preferred
Three to five years of experience in the Yardi Voyager Marketing module, RentCafé, Real Page, or other equivalent system is a plus
Participation in industry groups is a plus
Skills and Requirements
Ability to work independently and prioritise effectively in a fast‑paced environment
Advanced level knowledge of MS Office Suite including Outlook, Word, PowerPoint, and Excel (including Excel functions)
Excellent written and verbal communication skills
Exceptional conceptual and creative thinking skills, as well as a solid knowledge of typography, colour theory, design, and layout principles with a strong aesthetic sense
Exceptional project management skills are required
Strong understanding of property management industry trends, issues, and emerging technology
Outstanding presentation skills and can command an audience of all internal and external stakeholders
Demonstrated experience in managing, expanding, and developing relationships with clients
Entrepreneurial mindset and go‑getter attitude with proven ability to work independently as well as in a team setting
Create a climate in which associates want to do their best by leading and communicating a shared vision with associates and providing coaching and development
Positive demeanour, voracious appetite to learn new things, and excellent professional judgement
Complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses if assigned
Scheduling
Required to maintain a regular schedule which may also require working outside of regular schedule, weekends, and non‑traditional holidays
Ability to travel (35%)
Environment Exposure to environment typically found in an office building
