JOB DESCRIPTION SUMMARY
Manages the day?to?day operations of an assigned property, supervising the team, daily activities, and resources to achieve established budgeted financial and operational goals. Ensures compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other laws governing multifamily housing operations.
PROPERTY TYPE & UNIT COUNT
Stabilized, Mid?Rise; 129 units. Monday?Friday, 9?am?6?pm (subject to change depending on business needs).
QUALIFICATIONS
- 3?5 years of community manager experience required.
- 2+ years of accounting experience required.
- On?site with 150+ units or more.
- Yardi and AIRM experience preferred.
RESPONSIBILITIES
- Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
- Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
- Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease.
- Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short? and long?range marketing and leasing strategies to achieve the propertys occupancy and revenue goals.
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the propertys maintenance team members comply with the Companys standards with respect to responding and completing resident service requests.
- Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
- Community manager supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
- Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the propertys performance, and responding to owner requests as needed.
PHYSICAL DEMANDS
- Must be able to stand, walk, sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Must be able to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations necessary for the accomplishment of duties.
- Must be able to work a flexible schedule, including evenings, weekends, and holidays.
COMPENSATION
The hourly range for this position is $60.00 $75.00 (San Diego, CA).
ADDITIONAL COMPENSATION
- Corporate positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
- On?site property positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
