Requirements:

1‑2 years of related experience, experience with lease‑up properties and proficiency in Yardi.

Responsibilities

Provides input into the development of budget(s) by analyzing financial statements and reviewing marketing information.

Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted promptly, and preparing monthly financial reports.

Approves invoices from vendors, reconciling work performed and coding charges to appropriate accounts.

Controls expenditures to stay within the approved budget and manages petty‑cash balance.

Oversees lease enforcement: approves applications, conducts inspections, handles notices, evicts residents, and collects late fees.

Analyzes market trends, implements marketing and leasing strategies to achieve occupancy and revenue goals.

Promotes resident satisfaction and retention by responding to complaints in a timely manner and ensuring maintenance requests are resolved.

Conducts regular property inspections to maintain safety, cleanliness, and appearance standards.

Supervises property staff: interviews, hires, trains, and evaluates employees.

Assists in managing the client/owner relationship by providing updates on property performance.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside/outside in all weather conditions.

Lift up to 25 lbs independently and 50 lbs with assistance.

Frequent travel may be required to assist other properties.

Work a flexible schedule, including evenings, weekends, and holidays.

Compensation Annual salary range: $75,000 – $80,000. Eligible for seasonal or annual bonus programs based on performance.
