Manages the day-to-day operations of an assigned property including overseeing team members, daily activities, and resources to achieve budgeted financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, FCC, and other relevant regulations.

Job Requirements
- Provides input into the development of the property budget by analyzing financial statements, marketing data, and operational reports.
- Meets targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial reports.
- Approves vendor invoices, reconciles work performed, ensures validity of certificates of insurance, codes charges, and coordinates with accounting and owners.
- Controls expenditures within the approved budget and manages petty cash.
- Oversees lease enforcement: approves applications, renewals, conducts inspections, follows notice requirements, evicts residents, and collects late fees as allowed.
- Gathers, analyzes, and interprets market trends, then implements short‑ and long‑term leasing strategies to meet occupancy and revenue goals.
- Promotes resident satisfaction by promptly addressing complaints and ensuring maintenance staff meets company standards.
- Conducts regular property inspections to maintain safety, cleanliness, and appearance standards.
- Supervises property staff: interviews, hires, trains, and manages performance in accordance with company policies.
- Assists in managing the client/owner relationship by meeting with owners, conducting tours, providing updates, and responding to owner requests.
Physical Demands
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Travel may be required to assist other properties, attend training, or meet business needs.
- Work a flexible schedule, including evenings, weekends, and holidays.
The salary range for this position is $80,000 – $90,000.
Additional Compensation
- Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.
- On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
