Maintenance/Service Technician - Compass at City Center
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certified.
Essential Duties and Responsibilities
- Perform repairs to make‑ready units in a timely manner.
- Provide 24‑hour on‑call service as scheduled, responding to on‑call paging.
- Assist the Service Manager or Housekeeper with their work if necessary.
- Assist Grounds personnel with trashing out units as required.
- Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
- Inspect property for improvements and repairs and review with the Service Manager.
- Perform work order requests and maintenance requests.
- Maintain grounds free of litter at all times.
- Operate and perform scheduled maintenance on all equipment.
- Know the location of gas and water meter emergency cut‑offs, apartment fixture cut‑offs, and sewer clean‑outs.
- Paint interior and exterior when required.
- Assist Property Manager or other staff members when requested.
- Perform work orders with “same day completion” in mind, reviewing daily with Service Manager.
- Adhere to policies outlined in the Employee Handbook.
- Keep the maintenance shop clean and organized at all times.
- Be immediately available in the event of snow.
- Follow the Maintenance General Operating Policies.
- Maintain a professional appearance in uniform and display a good attitude at all times.
- Be aware of personal hygiene and cleanliness while on the job.
- Work well with other staff members, fostering team spirit.
- Be cooperative in helping at another site when needed and flexible to transfer to another property if required.
- After‑hours on‑call required on a rotating basis.
- Must have reliable transportation.
- Perform other duties as assigned.
Qualifications
- HVAC skills – CFC certification.
- CPO certification.
- Plumbing, electrical, carpentry skills.
- Knowledge of SDS and OSHA.
- 608 Refrigerant Certification (training provided if necessary).
Working Conditions
- Position may require night/weekend work.
- Required to be on call.
- Duties performed both inside and outside, even in extreme temperatures below 32°F and above 100°F.
Education and/or Experience
High school diploma or GED; or one to three months of related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, Registrations
Current driver's license, CFC Certificate (where needed).
Other Skills and Abilities
- HVAC, plumbing, carpentry, electrical skills; pool certification (if required).
Other Qualifications
Knowledge of OSHA regulations, MSDS standards.
