Job Summary Senior Community Managers are responsible for the operation, profit, and daily resident contact. They work 24‑hour on‑call and handle administrative, marketing, leasing, property maintenance, budgeting, HR and resident relations. Job Duties Markets models, pre‑owned and brokered homes for sale in the community. Prepares documents to list and sell homes. (Essential) Resolves complaints and responds to issues in a timely manner. (Essential) Manages rent collection, posting, and dispatch of rental income, including delinquent debt collection. (Essential) Handles delinquencies and approves eviction proceedings while adhering to Sun's policies. (Essential) Monitors, codes and approves invoices for operating expenses and sales related costs. (Essential) Coordinates team member selection and development ensuring compliance with policies. Assists with developing and maintaining marketing strategies. Coordinates lease homes, including repairs, leasing activity, lease‑to‑purchase sales, refurbishments, re‑leasing, closing, and follow‑up. Ensures compliance with federal, state and local fair housing laws and community operations regulations. Initiates lease renewals and rent‑increase letters, ensuring timely distribution. Inspects and recommends purchase and renovation of used/repossessed homes. Prepares sites for home models; coordinates with maintenance team to ensure vacant sites are ready for move‑ins. Handles emergencies, adhering to standard operating procedures. Ensures compliance with safety policies; completes worker's compensation accident and incident reports on time. Maintains community appearance to Sun's curb‑appeal standards. Assists with preparation of budgets; provides accurate data for CapEx and expansion. Reports deficiencies that would affect operation. Reviews and compiles property accounting reports for the Accounting Department. All other duties as assigned. Requirements High School Diploma or GED (Required) Bachelor's Degree in Real Estate, Hospitality, or Business (Preferred) 4 years property management experience, including 2 years supervisory experience (Required) 6 months prior sales and leasing experience (Required) General knowledge of maintenance. Demonstrated leadership abilities. Strong organizational skills. Excellent verbal and written communication skills. Solid negotiation skills. Ability to thrive in a fast‑paced environment. Working knowledge of basic accounting principles. Thorough knowledge of federal, state and local fair housing and employment laws. Intermediate computer proficiency, including Microsoft Office, email, internet. Flexibility to respond to community needs during non‑business hours.
