As we continue to expand our portfolio of exciting projects in Southern California, we’re seeking passionate Design Project Managers to join a growing team that delivers exceptional outcomes for our clients. The Design Project Manager will play a pivotal role in managing public and private real estate development and capital portfolio projects and have comprehensive knowledge of the real estate development lifecycle, approval processes, and regulations.

The Design Project Manager will act as the Company design representative in the development and direction of projects that require selection of materials. The bulk of the Design Project Manager’s work will be on interiors, but could include projects such as new construction, outdoor meeting spaces, canopies, PEMB and prefabricated structures, and fencing. The Design Project Manager will act as a representative through all phases of the project for Facilities and Real Estate Planning in maintaining conformance to Company design standards and policy. The Design Project Manager will also act as a representative of the client or end user to make sure the design meets the specified goals collected and approved during the programming phase. The Design Project Manager will report directly to the Design Team Lead for project assignments, approvals, and conflict resolution.

Design Project Manager Responsibilities

Lead and manage all phases of complex design and construction projects—including planning, programming, design, implementation, and close-out—ensuring successful delivery within scope, budget, and schedule.

Collaborate with internal clients and external consultants to define project goals, technical requirements, and overall vision. Develop programming documentation, spatial concepts, test fits, and occupancy plans, and evaluate the feasibility of design alternatives for presentation to stakeholders and management.

Coordinate with the assigned Project Manager or Design Team Lead to gather and track budget requirements related to furniture, finishes, and equipment for each project, utilizing company templates and tools to maintain budget accuracy and transparency.

Develop, document, and maintain company design standards for interior furniture, finishes, and miscellaneous design elements to ensure consistency and alignment across projects.

Create or support the Project Manager in developing project schedules, coordinating with design professionals to establish milestone durations, review critical path timelines, and confirm all approval milestones are achievable and appropriate for the project scope.

Oversee stakeholder engagement, needs assessment, and entitlement coordination to define clear project objectives and ensure alignment with client expectations.

Lead the preparation of project execution plans, meeting agendas, presentations, and project kick‑off activities, ensuring design direction and client goals are well communicated.

Manage design development and construction coordination, ensuring adherence to approved programs, budgets, and agency requirements while maintaining clear communication between all project participants.

Provide high‑level design and construction administration, including progress reporting, cost and schedule tracking, FF&E coordination, and quality assurance of design deliverables.

Cultivate and maintain strong relationships with clients, design partners, consultants, contractors, and internal stakeholders to ensure collaboration, accountability, and exceptional service delivery.

Monitor and report on project budgets and schedules, performing financial forecasting, reviewing potential changes, and proactively identifying solutions to keep projects on track.

Oversee the close‑out process, ensuring completion of all design documentation, turnover materials, and lessons learned to support continuous improvement.

Support business development initiatives, contributing to RFQ/RFP responses, design narratives, presentations, and interviews, and representing Epicus Group at industry events to strengthen relationships and expand opportunities.

Minimum Qualifications

Requires a minimum of five (5) years of related experience. Real Estate or Facilities related skills and/or comparable experience is preferred.

Experience in Space Planning and Interior Design required. Systems furniture background required.

Experience managing large projects preferred.

Skills and Abilities

Must have ability to prioritize workload in order to meet deadlines while providing a high‑quality service.

Advanced knowledge of furniture, fixture and equipment (FFE), architectural/interior finishes, lighting, art, signage, color and materials required.

Working knowledge of CAD, CAFM applications (Archibus or similar).

Proficiency in Bluebeam is required. Should be skilled in Microsoft Word, Excel, PowerPoint, Microsoft Project or other Project Management Software.

Good negotiating, writing, and verbal communication skills.

Must be able to travel to client sites, construction sites, etc.

Licenses and Certifications

Must have a related bachelor's degree (Design or Architecture preferred).

Certified Interior Designer (CID) or National Council for Interior Design Qualification (NCIDQ) qualification required.
