Assistant Community Manager – Thrive Communities
Salary: $25 – $27 per hour
Schedule: Full‑time; Sunday 10am – 5pm; Monday – Thursday 9am – 6pm

Key Responsibilities
Income Collection & Accounts Payable – Maintain accurate resident records; update rents, deposits and application fees daily; issue notices for late payments, evictions or returned checks; deposit receipts at bank close; enter invoices daily; reconcile property credit card; assist month‑end procedures.
Resident Relations – Maintain positive customer relations attitude; physically inspect property, pick up litter, report service needs; inspect move‑outs and vacancies when requested.
Marketing – Ensure appropriate content and frequency of ads on Craigslist, Weblisters and other listing services; understand all phases of leasing and resident retention; greet prospective clients, show the community, handle leasing duties; answer and handle incoming calls; provide local market insights; maintain lease closing ratio appropriate for the property.
Administrative – Update move‑out notices, activity reports daily; organize and file reports, leases and paperwork; proofread lease paperwork; process move‑ins and move‑outs; process security deposit move‑out reports; route service requests to maintenance and conduct follow‑ups.
General – Perform any additional duties assigned by the Community Manager or Regional Manager.
Desired Skills and Experience
2+ years experience in property management or equivalent, including leasing, sales/closing and customer service.
Experience with Yardi/CRM and On‑Site.
Accounts Payable experience or prior invoicing experience.
Driver’s license and vehicle insurance may be required.

Strong interpersonal, communication and conflict‑resolution skills.

Lifting up to 25 lbs frequently and occasionally 25–40 lbs.
Work both indoors and outdoors in all weather conditions.
