Essential Duties & Responsibilities

  • Personnel Management – Regular/daily onsite attendance; screen, hire, train, coach, and develop on‑site staff; complete weekly/daily schedules; handle performance issues; promote harmony and staff effectiveness; ensure staff compliance with company policies.
  • Financial Management – Achieve highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets; monitor receivables and vendor invoices; ensure timely property closeouts and accurate financial reports.
  • Strategic Leasing Management – Develop a yearly marketing plan; implement leasing techniques to secure closures; manage resident complaints and requests; develop retention programs; show, lease, and move in prospective residents.
  • Administrative & Maintenance Management – Ensure accurate reporting; lead emergency response; maintain customer service levels; oversee maintenance requests; maintain property appearance and safety; manage resources and supplies economically.

Education / Experience

  • High School Diploma or equivalent; bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience/training; equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required, including all on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Communicate with others, repeat motions that may include wrists, hands, and/or fingers; work overtime, weekends, and night hours (emergencies).
  • Stand or sit for prolonged periods, move between work sites, ascend/descend ladders, stairs, scaffolding, lifts, and work in various environmental conditions.
  • Operate machinery or power tools; handle objects up to 25 lbs.; work in confined spaces, outdoors, with hazardous chemicals, and in extreme temperatures.

License / Equipment

  • Reliable transportation required due to on‑call emergency requirement.

At Asset Living, we consider a variety of factors when deciding compensation, including skill set, background, training, certifications, etc. The offer is based on the specific candidate’s experience for the role and includes a comprehensive benefits package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses when applicable; paid sick days; and company holidays.

Salary Range: $29 per hour to $29 per hour
