Salary: $31 - $33 per hour
Schedule: Part‑Time Monday, Wednesday & Thursday; 9am - 6pm

Job Responsibilities
Financial Oversight
- Assist in the formulation of budgets.
- Remain within established budget guidelines.
- Ensure all rents are collected on time and posted to systems.
- Manage evictions, utility cut‑offs, and landlord liens for delinquent rents.
- Submit and approve invoices promptly.
- Complete month‑end procedures and reports (deposit accounting, variances, expiring leases, write‑off register, receivable aging, security deposit activity, gross potential rent).
- Safeguard and reconcile the property credit card per accounting policies.
Personnel & Leadership
- Hire, train, empower, supervise, and discipline on‑site staff (with documentation); under guidance of leadership and HR.
- Conduct new employee orientation, annual performance reviews, time‑sheet approvals, and staffing guidelines.
- Provide ongoing training and coaching for office staff (marketing, leasing paperwork, safety, etc.).
Administrative / Office / Compliance
- Ensure lease files comply with MFTE, Section 8, and other affordable program requirements.
- Open office on schedule; maintain condition of office and model apartments.
- Attend quarterly corporate management meetings.
- Maintain daily, weekly, and monthly records; submit required reports.
- Prepare for audits and complete annual reporting.
Resident Relations
- Build a sense of community and maintain positive customer‑service attitude.
- Inspect move‑in/move‑out residential units; review notices to vacate.
- Implement policies to maintain resident communications (complaints, service requests).
Maintenance
- Walk and inspect property; verify condition of vacant apartments.
- Update make‑ready board; coordinate with maintenance staff for timely re‑conditioning.
- Oversee or delegate to Maintenance Supervisor vendor/contractor communications.
- Monitor maintenance activities.
Marketing / Leasing
- Conduct monthly market surveys and share trend reports.
- Show property and handle incoming calls; complete paperwork.
- Maintain market awareness via trade publications and professional groups.
Safety and Risk Management
- Report all incidents to Regional Manager and appropriate departments.
- Ensure workers' compensation claims are reported with proper paperwork.
- Familiarize with property‑specific safety policies (Water Intrusion, AMG, etc.).
- Complete safety checklists; hold monthly safety meetings.
General
- Conduct all business per company policies.
- Perform additional duties assigned by Regional Manager.
Desired Skills & Experience
- 3+ years property‑management experience or equivalent.
- 6+ months supervisory experience; strong leadership skills.
- Certified Apartment Manager (CAM) preferred.
- High School Diploma or equivalent preferred.
- Experience with Yardi/CRM and On‑Site preferred.
- History of accurate reporting and budget oversight.
- Experience in daily pricing and market demand adjustments.

Physical Requirements
- Stand, walk, or sit as required; ~60% on feet, 40% at desk.
- Constant typing, writing, and computer use.
- Occasional bending/stooping, climbing stairs, pushing/pulling, reaching above shoulder.
- Lift/push/pull up to 25 lbs occasionally; frequent 20 lbs.
