Community Manager
– The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living's policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities
Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office & maintenance staff schedules Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary Promote harmony and quality job performance through support and effective leadership Ensure staff compliance with Company policies and procedures Financial Management: Achieve high net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of all vendor invoices Ensure property closeout is completed on time and financial reports are accurate Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies & systems Ensure leasing techniques are effective; follow-up procedures, signing/documentation of leases, and reporting systems are accurate and up to date Handle resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs Effectively show, lease, and move in prospective residents Administrative & Maintenance Management: Ensure administrative & leasing reporting is accurate and timely Head emergency team for the property; manage response to property emergencies with staff, residents, and teams within company guidelines Maintain property appearance and ensure repairs are completed timely; conduct regular property inspections Plan and utilize property resources, equipment, and supplies economically Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency Education/Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regularly communicate with others to exchange information; may require repetitive motions; ability to work overtime, weekends, and night hours (emergencies) Remain in a stationary position or move about to accomplish tasks; may be required to ascend/descend ladders, stairs, scaffolding, ramps, etc. Lift and move objects up to 25 lbs. and operate machinery or power tools as needed Work in various environments including outdoor conditions and extreme temperatures License/Equipment
Must have reliable transportation due to on-call requirements At Asset Living, compensation decisions consider factors such as skill set, background and training, certifications, and other relevant factors. Offers include total rewards package with benefits, 401(k) with employer matching, and potential bonuses. Full-time employees receive paid sick days and company holidays. Salary Range : $66,800 per year This job description is not all-inclusive and may be modified at any time. Additional duties may be assigned as needed.
