Job Description The primary role of the Community Manager is to oversee all phases of the property’s daily operations and management. The Community Manager will be responsible for leasing goals, revenue management, fiscal planning, resident and community relations. The role requires a polished, professional stature, leadership by example, and compliance with Landmark Properties policies and procedures.

Responsibilities Leasing & Marketing

Prepare marketing plans and develop new strategies and programs designed to meet occupancy goals.

Prepare weekly status reports and recommend pricing or leasing specials changes.

Maintain product knowledge of community and competitive communities through consistent market evaluation.

Ensure timely follow‑up activities for all prospective residents.

Review and countersign all resident housing contracts.

General Administration

Ensure confidentiality of client, resident, and company information.

Organize all staff meetings and special or emergency meetings.

Understand and adhere to Fair Housing laws.

Maintain a clean and professional work environment.

Assist in corporate projects as requested.

Evaluate computer/technology needs and ensure adherence to the company’s technology policy.

Financial Management

Lead the development of the annual budget and business plan.

Oversee accounts receivable, property delinquency, and minimize delinquency.

Oversee accounts payable process.

Make purchases for the property and monitor all expenses.

Prepare monthly variance reports and month‑end reporting package.

Project quarterly income and expenses.

Personnel

Manage staff including hiring, ongoing training, mentoring, and employee development.

Report on bi‑weekly payroll, timesheet submission, and employee records.

Prepare annual staff performance reviews.

Customer Service

Understand residents, prospective residents, clients, and vendors’ needs and exceed expectations.

Maintain active and effective communication with residents, parents, and university personnel.

Distribute monthly newsletter and resident communications.

Develop and maintain a positive sense of community and encourage participation in events and activities.

Assist in mediation and resolution of resident conflicts, encouraging respect and appreciation of individual differences.

Develop and maintain resident retention programs.

Facilities

Implement a successful turn plan.

Ensure staff uses the Facilities tool in Entrata to track, close, and follow up on all service requests.

Ensure maintenance team completes all service requests timely.

Regularly walk the property to identify and address maintenance issues.

Lead maintenance team in quarterly inspections of each unit.

Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and resources.

Risk Control

Document and address resident behaviors that violate law or lease agreement.

Identify and address safety and security risks.

Prepare and submit incident reports.

Handle emergency situations in conjunction with corporate team.

Requirements

Bachelor’s degree strongly preferred; high school diploma required.

4 years of experience in residential rental community positions required.

2 years as a Community Manager with a proven record of achievements.

Student housing experience strongly preferred.

Proven proficiency in all areas of property management operations.

Strong financial, organizational, analytical, and decision‑making skills.

Strong internet, word‑processing, and spreadsheet skills.

Excellent communication, management, and people skills.

Entrata experience preferred.
