Conifer Realty . The Community Manager is responsible for all phases of on-site property operation, under the direction of the Regional Manager. The Community Manager is responsible to maintain all aspects of the property’s assets to Conifer standards. Responsibilities
Lead the on-site property operation under the direction of the Regional Manager, maintaining all property assets to Conifer standards. Recruit, hire, train and manage performance of all team members; coach, mentor and conduct regular performance evaluations. Prepare and submit written employee evaluations and recommendations for salary increases and/or advancement, under supervision. Maintain attendance records, manage overtime with proper approvals, and enforce Conifer policies and procedures. Market and approve/disapprove rental applications; prepare, process and sign leases and related forms. Work with local housing authorities to ensure timely leasing and recertification of residents when applicable. Provide excellent customer service to residents and resident organizations; respond to inquiries and resident concerns promptly and professionally. Respond to internal and external requests for information or action in a professional and timely manner, in accordance with Conifer policy. Property & Operations
Ensure implementation and compliance with all housing program requirements and directives as appropriate. Actively manage occupancy, maintain waitlists, pre-process applications, and ensure timely turnover and leasing of vacant units. Handle move-ins and move-outs with attention to inspection checklists; maintain Conifer standards for community upkeep. Report accidents and emergencies to Risk Management and District Manager; complete required incident reports. Address maintenance requests promptly and keep written records of work completed. Inspect community and apartments per Conifer policy; obtain bids for contracts and capital improvements; process and supervise outside contractors for contract compliance. Financials
Assist in the development of the annual budget; work within approved budgets and obtain District Manager approval for unbudgeted expenses. Collect rents and manage delinquent accounts; maintain resident and subsidy ledgers. Process accounts payable timely and in accordance with budget and Conifer procedures; manage bank deposits. Participate in on-call duties as required and be physically present at the work location during scheduled hours. May be asked to assist at other Conifer locations as needed. Other job-related duties and projects as assigned. Experience
Minimum 1-3+ years of site management or apartment management experience, preferably in affordable housing. Compliance experience or knowledge (LIHTC, HUD-Sec. 8, RD, others) strongly preferred. Minimum 1+ years of team supervision experience including training and performance management. Customer service or sales experience a plus; strong MS Office skills; Yardi Voyager experience desired or other housing software a plus. Demonstrated ability to solve resident, personnel, vendor and financial problems; budgeting and accounts receivable/payables experience is preferred. Reliable transportation and valid driver’s license; travel flexibility for training and meetings as scheduled. Education & Certifications
Minimum High School degree/GED; Associate degree in Business or some college desired; Bachelor's degree a plus. Certifications Preferred or willing to obtain: COS, TCS, LIHTC, S.T.A.R. Training, and others relevant to affordable housing. Requirements
Excellent interpersonal and customer service skills. Collaborative and friendly; strong written and oral communication skills. Strong business professionalism and judgment; highly organized with good time management and multi-tasking abilities. Resourceful with effective problem-solving; able to prioritize and adapt quickly; able to work independently or as part of a team.
