Markets the community in the target area; maintains census and waitlist to ensure occupancy levels meet budgeted targets. Manages the waitlist, conducts tours, and processes applications. Manages property leasing processes from application to move-in, ensuring all documentation is completed accurately and timely in compliance with legal requirements and ERS policies. Drives occupancy levels while achieving or exceeding budgeted financial goals and ensures operations stay within the annual budget. Manages turnovers for patio homes or apartments in partnership with the contractor and maintenance team. Conducts walkthroughs prior to move-in and after move-out to communicate required changes. Leads team members and outsourced staff/functions across the community. Uses property management software for lease administration and CRM tools to track leads and maintain resident records; organizes files for each resident including correspondence, applications, and contracts. Ensures monthly rent statements and other accounts receivable notifications are prepared and distributed; processes accounts payable to meet vendor due dates. Provides exceptional customer service and maintains strong relationships with prospective and current residents, supporting referrals and external partner services as appropriate. Coordinates social events and programs as needed; addresses resident inquiries and resolves conflicts in a timely and effective manner. Responds to phone calls, emails, and in-person inquiries with timely follow-up and clear communication. Maintains knowledge of Fair Housing requirements and local rental laws to ensure leasing compliance. Develops and maintains relationships with local service providers, government officials, and community partners. Completes and submits incident reports within required timeframes; maintains strict confidentiality of residents’ personal health and financial information in accordance with HIPAA guidelines. Qualifications

Four years of prior experience in a similar lease-up and/or sales position. Able and willing to work flexible hours including evenings and weekends on a routine basis. Knowledge of Fair Housing regulations preferred. Proficient in Microsoft Office (Excel, Word, Outlook) and database systems. Good understanding of office equipment functions (printers, scanners, interactive sales technology). Excellent organizational and problem-solving skills with strong attention to detail and time management. Adaptable and able to work independently with flexibility and integrity, and effectively with team members, residents, and prospects in a fast-paced environment. Ability to read, write, and understand English and communicate effectively verbally and in writing. Must possess sight/hearing or use prosthetics that enable these senses to function adequately to meet job requirements. Ability to move equipment and supplies weighing up to 25 lbs regularly and up to 50 lbs occasionally. Maintains a valid state driver’s license and auto insurance coverage. Regular on-site attendance at the community location is required. Supports offering life enrichment and wellness programs. Benefits
