Position

COMMUNITY MANAGER

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management. As on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Personnel Management

Regular/daily onsite attendance is required

Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks

Complete weekly/daily office & maintenance staff schedules and assignments

Address performance problems with documentation, communicate with direct supervisor and HR, and terminate appropriately when necessary

Promote harmony and quality job performance through supportive leadership

Ensure staff compliance with Company policies and procedures

Financial Management: achieve the highest possible net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies

Develop yearly operating budgets/forecasts

Monitor timely receipt and reconciliation of deposits, rent collections, and charges

Monitor timely receipt, reconciliation, and coding of all vendor invoices

Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies & systems

Leasing: ensure effective leasing techniques, follow-up procedures, lease signing/documentation, and reporting accuracy

Resident relations: address complaints, concerns, and requests to ensure resident satisfaction

Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter)

Show, lease, and move-in prospective residents

Administrative & Maintenance Management: ensure all administrative & leasing reporting is accurate and timely

Head emergency team for the property and respond to emergencies within guidelines to minimize liability

Maintain property appearance and ensure timely repairs (regular inspections and tours)

Plan and utilize resources, equipment, and supplies economically (obtain bids, manage vendors, avoid inadequate service)

Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness

Education/Experience

High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ related housing industry experience; or equivalent combination

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred

Ability to understand and perform on-site software functions; basic computer skills required

Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

Regularly required to stand, use hands, reach with hands and arms, and communicate verbally; frequent walking and sitting; occasional stooping, kneeling, crouching, or crawling; ability to lift up to 25 pounds

Must have reliable transportation due to on-call requirements

Compensation

Salary Range:

$25.00 per hour to $27.00 per hour
