Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on‑site leader, you supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management – regular/daily onsite attendance required; screen, hire, train, coach, and develop on‑site staff; complete weekly/daily office & maintenance staff schedules and assignments; document performance problems and take corrective action.
Financial Management – achieve highest possible net operating income through cost control and revenue improvement; develop yearly operating budgets/forecasts; monitor receipts, deposits, rent collections, and vendor invoices; ensure accurate financial reporting.
Strategic Leasing Management – develop yearly marketing plan; ensure effective leasing techniques; manage resident complaints and retention programs; show, lease, and move in prospective residents.
Administrative & Maintenance Management – ensure accurate reporting; lead emergency response; monitor service request turnaround; maintain property appearance; manage resources and equipment; oversee maintenance, construction, and rehabilitation activities.
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication, repeat motions, ability to work overtime, weekends, and night hours (emergencies).
Stand or sit for prolonged periods; move between work sites; ascend/descend ladders, stairs, scaffolding; move objects up to 25 lbs.; operate machinery, vehicles, power tools; work in various environmental conditions.
License / Equipment
Must have reliable transportation due to emergency on‑call requirement.
Salary Range $19 per hour to $20 per hour
