Supervision and Direction
The Community Manager will receive general supervision and direction from their Regional Manager and the Management Agent (TMAM). They may be vested with the authority to make discretionary decisions in circumstances not covered by written instructions or policies. Communication with the Owner will be through TM Associates Management Officers. The Community Manager is accountable for the operation of the site, supervising all TMAM staff associated with the community and their performance. Requirements
Ensure tenants receive prompt, courteous, and quality service, including addressing complaints and finding resolutions promptly. Counsel and refer residents as appropriate. Achieve and maintain close to 100% occupancy. Perform recertification of residents' income, where applicable. Provide direction to and ensure proper execution of rental programs. Maintain efficient mechanical operations, adequate buildings and equipment, and employ qualified maintenance personnel. Foster good tenant relations with maintenance staff. Regularly inspect buildings, grounds, and property condition, noting deferred maintenance and related issues. Prepare inspection reports, outlining property condition and maintenance summaries. Report deferred maintenance and deficiencies to the Regional Manager, with specific details and recommendations. Guide maintenance staff, assign work priorities, and determine repair needs. Establish office procedures with Regional Manager approval. Interview potential residents and process eligibility verifications. Consult with the Regional Manager on evictions, lease violations, and special arrangements. Manage rent collection and record keeping, including bank trips. Possess a valid driver’s license with an acceptable driving record for site errands. Assign employee duties, explain responsibilities, and communicate policies and procedures. Maintain records of maintenance services, equipment readings, manuals, inventory, and relevant data. Purchase supplies and equipment within budget, maintaining administrative records of purchases. Develop and implement resident activities such as events and recreation. Prepare and respond to correspondence. Attend meetings and seminars as required. Communicate effectively in English, both orally and in writing, with basic arithmetic skills. Have reliable vehicle transportation for errands. Perform other duties as assigned by the Regional Manager and TMAM.
