based in Denver, CO – a key role shaping the future of our brand and resident engagement.

At MAXX, we believe great marketing doesn’t just look good—it performs. The Marketing Manager, Strategy & Operations is the link between strategy and execution, powering performance across a multi‑state portfolio of 30+ communities.

You’ll build systems, refine processes, manage key vendor relationships, and partner with Operations, Regional, and Community teams to turn insights into action. You’ll also play a critical role in diagnosing and supporting struggling assets—digging into data, identifying performance gaps, and building action plans that bring properties back to life.

This isn’t a sit‑back‑and‑maintain role. It’s a run‑with‑it, make‑it‑better, leave‑your‑mark kind of role.

What You’ll Do

Be the go‑to marketing partner for regional and onsite teams—translating goals into execution that drives occupancy and performance.

Oversee property‑level marketing campaigns, tracking KPIs and optimizing performance across multiple markets.

Diagnose underperforming assets, build turnaround strategies, and guide onsite teams through execution.

Manage vendor relationships across digital, paid media, creative, ILS, and technology partners, ensuring alignment, performance, and ROI.

Own and optimize all ILS listings (apartments.com, Zillow, etc.) across the portfolio—maintaining data integrity, creative consistency, and performance tracking.

Lead the social media and reputation strategy for the portfolio—developing playbooks, managing content standards, and partnering with onsite teams to enhance engagement and online sentiment.

Build and maintain marketing systems and workflows in Notion, Monday.com, and other platforms that improve visibility and collaboration.

Develop and standardize toolkits, templates, and playbooks to strengthen marketing consistency.

Collaborate with Operations, Revenue, and IT to ensure alignment between marketing performance and business goals.

Support campaign execution and optimization for paid media, social, and digital channels.

Lead training and rollout of new marketing systems and best practices.

Uphold brand standards across all property marketing materials and channels.

What You’ll Bring Experience:

5+ years in multifamily marketing, marketing operations, or performance management, with proven success supporting large, multi‑market portfolios.

Industry Knowledge:

Deep understanding of property marketing, digital strategy, ILSs, and lead performance within the multifamily housing sector. Experience diagnosing underperforming assets and developing actionable turnaround strategies.

Technical Skills:

Hands‑on experience with tools such as

Yardi ,

EliseAI ,

Reputation Management Platforms ,

Google Analytics ,

Microsoft Office ,

PowerBI ,

Canva , and

Adobe Creative Suite , with a strong grasp of marketing data, reporting, and campaign optimization.

Collaboration & Systems:

Skilled in building and managing workflow platforms like

Notion

and

Monday.com

to streamline collaboration, improve visibility, and increase efficiency across teams.

Paid Media & Social Expertise:

Working knowledge of paid media and social platforms such as

Meta Business Manager ,

Google Ads ,

TikTok Ads , and

Sprout Social , with the ability to interpret performance metrics and optimize campaigns in partnership with vendors.

Strategic Thinking & Communication:

Confident communicator who can bridge creative and operational disciplines, influence decisions through insights, and deliver clear, actionable recommendations to leadership.

Qualifications

Bachelor’s degree in Marketing, Communications, or related field.

5+ years of multifamily marketing experience; regional or portfolio‑level experience preferred.

Proven success diagnosing and improving marketing performance at underperforming or struggling assets.

Experience managing multiple projects, teams, and vendors in a fast‑paced environment.

Proficiency with Notion, Monday.com, Yardi, EliseAI, or similar platforms.

Strong understanding of digital marketing, paid media, and performance reporting.

Skilled in cross‑functional collaboration, with a detail‑oriented, solution‑driven mindset.
