Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property’s cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income received from applicants, current residents, and non‑current residents accurately and timely.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files for accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using company directives.
  • Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Oversee leasing activities: effective closing, follow‑up, lease signing/documentation, and accurate reporting.
  • Implement marketing strategies & systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Effectively show, lease, and move‑in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service‑request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on time, including regular inspections and tours.
  • Assist in supervising all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors).

Education & Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry, or one to two years related experience and/or training; or an equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular standing or sitting for prolonged periods, communicating with others, repetitive motions involving wrists, hands, and/or fingers; assessing accuracy, neatness, and thoroughness of work.
  • Frequent movement to accomplish tasks or move from one worksite to another.
  • Occasional ascent/descend ladders, stairs, scaffolding, ramps, step stools, and the like; move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs in all directions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, able to work overtime, weekends, night hours (emergencies); work in small and/or enclosed spaces, traverse flat and non‑flat terrain, work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind; be exposed to hazardous chemicals.

Compensation & Benefits

Salary Range: $17 per hour to $23 per hour

At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to, skill set, background and training, certifications, etc. When selecting the top candidate to hire for a position, the offer we extend is dependent on the facts associated with each specific individual’s relevant experience for the role. Our employment offer is accompanied by additional compensation associated with our comprehensive total rewards package, which includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401 K with employer matching, and commission and performance bonuses, when applicable. Full‑time employees also receive paid sick days and company holidays.
