Community Manager The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing all phases of operations—personnel, leasing, maintenance, financial, administration, and risk management—while ensuring compliance with Asset policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Person management:
hire, train, develop, coach, and counsel on‑site staff; document performance issues and terminate when necessary.
Financial management:
achieve net operating income through cost control and leasing improvement; develop yearly operating budgets and forecasts; monitor rent collections, deposit reconciliation, vendor invoicing, and financial reporting.
Strategic leasing management:
develop marketing plans, oversee leasing techniques, resolve resident complaints, and implement resident retention programs.
Administrative & maintenance management:
ensure accurate reporting, maintain property appearance, supervise emergency response teams, and monitor service request turnaround.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred, or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular overtime, weekends, and night hours (emergencies); standing or sitting for prolonged periods.
Ascend/descend ladders, stairs, scaffolding, and work in confined spaces; lift objects up to 25 lbs.; operate machinery and vehicles.
Work outdoors in precipitation and wind; work in small and enclosed spaces; traverse flat and non‑flat terrain.
License / Equipment
Reliable transportation required for the emergency on‑call requirement.
