Position Summary The Marketing and Sales Director plays a pivotal role in driving admission, revenue, and occupancy at Viva Senior Living. The role requires a blend of business development and operational execution, including prospect generation, referral building, and resident engagement, while maintaining compliance with facility policies and resident rights.

Responsibilities

Achieve maximum occupancy and revenue potential by generating new prospects and converting prospects into residents.

Coordinate move‑ins and move‑outs of residents.

Create and nurture referral relationships with business partners.

Answer telephone inquiries, schedule visits, conduct tours, and close sales.

Process all required information necessary to complete a successful move‑in.

Manage business development and lead management activities.

Maintain or grow occupancy to maximum levels and develop a professional referral network.

Ensure the department operates within budget.

Prepare weekly and monthly reports.

Schedule and promote special functions, lectures, and seminars related to marketing.

Develop and implement advertising and marketing plans.

Participate in new resident orientation and general orientation programs.

Use Viva’s standards and protocols to follow up with prospects and leads.

Communicate the benefits of living in a Viva Community with an engaging presentation style.

Build and maintain relationships with families and the community.

Collaborate with the Executive Director and Regional Marketing Director.

Maintain detailed lead and prospect information.

Perform other duties as required.

Requirements

High school diploma or equivalent (GED).

Minimum of 4–6 years of senior living or related sales experience.

Strong communication skills in English.

Ability to work well with peers in a collaborative environment.

Commitment to compassionate and respectful care for residents and their families.

Understanding of and adherence to Viva Senior Living’s policies, including the Resident Bill of Rights.

Available for call back during emergency conditions (e.g., severe weather, evacuation).

Annual Health Requirements

Annual verification of a negative TB skin test.

Proof of full COVID‑19 vaccination (with medically or religiously exempt accommodations).

Physical and Sensory Requirements

Move intermittently throughout the workday.

Handle mental and emotional stress associated with the position.

Full vision and hearing or use of prosthetics to meet job requirements.

Pass a general health examination as per facility policy.

Interact with ill, disabled, elderly, or emotionally upset residents.

Push, pull, move, or lift a minimum of 25 pounds up to 5 feet and up to 50 feet.

Assist in the evacuation of residents during emergencies if necessary.
