Responsibilities
Market the communities in our target area, maintain census and waitlist to ensure occupancy levels are maintained at budgeted levels, manage waitlists, process applications, give tours, ensure all housing choice voucher requirements are met, and work closely with the public housing authority.
Stay informed and updated on all HUD, HOME, 811 and tax credit regulations and policies, keep state agency programs up to date with accurate information and reporting.
Ensure that all residents comply with the lease, house rules, pet rules and all other policies of the communities in accordance with HUD/Tax Credit.
Ensure all recertification papers are signed and sent out as mandated by HUD/LIHTC regulations, verify receipt of needed information prior to each resident’s recertification date.
Complete HAP vouchers and submit to TRACS.
Assist in developing the annual budget for the communities and ensure that operations are maintained within the annual budget.
Ensure that monthly rent statements and other accounts receivables notifications are printed, verified, and distributed on a monthly basis as needed, ensure the rent is collected, information is put into OneSite and the payments are deposited in the bank in a timely manner.
Approve accounts payable in a timely manner so that vendors are paid by the due dates.
Conduct regularly scheduled Community Meetings in each community, support Resident Council if applicable, ensure the creation of the monthly activity calendar and assist with activities as requested/needed.
Support a wellness environment in the communities through a Wellness Committee.
Develop and maintain relationships with local government officials and community groups.
Minimum Qualifications
Two years prior experience in a similar position required.
Knowledge of HUD and tax credit regulations preferred.
Able and willing to work flexible hours.
Be supportive of team and process‑based organizational culture.
Able to read, write, and communicate effectively in the English language.
Able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the essential functions of the position can be fully met.
Able to relate to and work with the elderly, emotionally upset, and at times, hostile people within the community.
Able and willing to work independently with flexibility and integrity, as well as effectively and harmoniously with team members, residents, family members, volunteers, government agencies/personnel, and the general public.
Attend and participate in continuing education programs designed to keep current with changes HUD, HOME, 811 and tax credit regulations.
Assist and support the Fund Development program of ERS.
