- Four years prior experience in similar lease-up and/or sales position required.
- Able and willing to work flexible hours including evenings and weekends on a routine basis.
- Knowledge of Fair Housing regulations preferred.
- Proficient in Microsoft Office required including Excel, Word, Outlook, and database systems.
- Good understanding of office equipment functions (i.e., printers, scanners, interactive sales technology).
- Excellent organizational and problem-solving skills with strong attention to detail and time management.
- Adaptable and willing to work independently with flexibility and integrity, as well as effectively and harmoniously with team members, residents, and prospects in a fast-paced work environment.
- Able to read, write, and understand the English language and speak the language in an understandable manner with effective verbal and written communication skills.
- Possess sight/hearing sense or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
- Moves equipment and supplies weighing up to 25 lbs on a regular basis and up to 50 lbs on an occasional basis.
- Maintains a valid state driver's license and auto insurance coverage.
- Able to maintain regular attendance; work will be performed on-site at community location.
- Supports the offering of life enrichment and wellness programs.
- Markets the community in target area; maintains census and waitlist to ensure occupancy levels meet budgeted levels. Manages the waitlist, to include giving tours and processing applications.
- Manages property leasing processes from application to move-in, ensuring all necessary documentation is completed accurately and timely in compliance with legal requirements and ERS policies.
- Responsible for driving occupancy levels while achieving or exceeding budgeted financial goals and ensuring that operations are maintained within the annual budget.
- Manages patio home or apartment turnovers in partnership with the contractor and maintenance team. Completes walkthroughs prior to residents moving in and after residents move out to assess and communicate necessary changes.
- Manages team members and outsourced staff/functions across the community.
- Utilizes property management software for lease administration and reporting purposes and Customer Relationship Management (CRM) tools to track leads and record of interactions. Maintains organized files for each resident, including correspondence, applications, and contracts.
- Ensures that monthly rent statements and other accounts receivables notifications are printed, verified, and distributed in a timely manner. Processes accounts payable in a timely manner so that vendors are paid by the due dates.
- Provides exceptional customer service, maintaining strong relationships with both prospective and current residents, with an emphasis on retaining residents by supporting them with outside partners services as appropriate.
- Supports residents in providing referrals and coordinating outsourced services as needed. Assists in coordinating social events and programs as needed.
- Addresses resident inquiries and resolves conflicts effectively and timely to enhance resident satisfaction.
- Delivers exceptional customer service when responding to phone calls, emails, and in-person inquiries with timely follow up and thorough communication.
- Keeps informed of Fair Housing requirements and local rental laws and regulations to ensure compliance in all leasing activities.
- Develops and maintains relationships with local service providers, government officials, and community partners.
- Completes and submits incident reports within required timeframe.
- Maintains strict confidentiality of residents' personal health and financial information in accordance with HIPAA guidelines.
