Role Summary The Design Manager 2 is responsible for the successful delivery of projects by organizing the design participants, processes, and technology. Participants include the design team(s) and trade partners when projects utilize design‑build, design‑assist or other alternate delivery methods. This position requires proactive management of the design process from the initial business development phase through project completion. It plays an integral role with the project team ensuring project goals are achieved and all activities are performed in support of JE Dunn’s strategy, vision and values.

Key Responsibilities – Core

Interpret formal design‑build RFPs and develop work plans, collaborating with pre‑construction, operations and other key stakeholders.

Understand potential client’s business needs and help create conceptual plans, elevations and 3D models for presentations and win strategies.

Review and understand bridging documents for project compliance with RFP, including codes and criteria to meet technical requirements and deliverables.

Support early‑phase due diligence activities with clients and stakeholders to ensure professional studies, jurisdictional and permitting requirements are incorporated into design documents.

Manage outside design consultants, ensuring they meet technical and schedule requirements for deliverables.

Manage the design review process with the design team and clients to ensure schedules are met and identify project risks and opportunities throughout the design phase.

Leverage design experience to identify solutions to project‑specific challenges while monitoring expectations for schedules, quality control and content for documentation.

Generate cost savings and value‑added solutions during the design phase.

Monitor and control design partner and consultant costs through design development, both project and design services cost, for added scope.

Review design and provide quality‑control comments to ensure program specifications and life‑safety requirements are met.

Coordinate design document packaging strategies with the project team.

Manage project documentation such as proposals, drawings, specifications, reports, calculations and shop drawings using both 3D and 2D file‑management systems.

Capable of developing sketches and plans to assist pre‑construction with pricing of conceptual ideas; coordinate with VDC team to develop and implement projects as needed.

Provide technical design guidance throughout the entire construction process.

Provide design engineering support for the entire life cycle of the project (proposal, site survey, engineering, equipment selection, permitting, training and construction).

Understand project budget and steer the project to remain in line with contractual details.

Key Responsibilities – Additional Core

Collaborate with the project team throughout the business development phase to secure new projects and proposals.

Negotiate pricing, scopes of work and create contract terms for designers and other consultants.

Support the pre‑qualification process and selection of design professionals for Design‑Build projects.

Act as an integral part of the project team, working with internal and external clients to influence decisions that impact cost, schedule and budget.

Collaborate with construction operations on technical design reviews to assess constructability, takeoffs and provide recommendations on construction phasing.

Work with clients to ensure project requirements are fulfilled and expectations are met from a design perspective.

Provide ongoing construction feedback to the client while holding architect and design partners accountable for delivering on strategy.

Proactively monitor and interpret ongoing financial performance and respond appropriately.

Initiate conversations about potential issues to create a collaborative problem‑solving environment.

May be responsible for understanding E‑P‑C environments, vendors and material designers and installers for execution of vertical project requirements.

Knowledge, Skills & Abilities

Perform work accurately, completely and in a timely manner.

Intermediate verbal and written communication skills.

Effective presentation skills.

Intermediate proficiency in MS Office.

Thorough knowledge of project processes and how each supports successful project completion.

Build relationships and collaborate within a team, internally and externally.

Intermediate knowledge of Lean processes and philosophy.

Proficiency with AutoCAD, Revit, and/or Google SketchUp.

Experience with U.S. building design codes and material‑specific standards.

Conversant with linked design disciplines (Geotechnical/Civil, Architecture, Building Façade, Structural, MEP, Data/Communications, Vertical Transportation, Acoustics, Fire and Life Safety, etc.).

Think in a highly structured manner across all design disciplines while having creativity to develop specialized solutions.

Manage budget and schedule, maximize profitability and generate future work through building relationships.

Technical market expert with knowledge of industry trends and innovations.

Build relationships with team members that transcend a project.

Education

Bachelor’s degree in architecture, engineering or related field (Required).

Experience

8+ years of design and/or construction management experience (Preferred).

Cross‑functional knowledge of the key engineering disciplines (Architectural, Structural, MEP, etc.) and relevant trades.

Experience taking conceptual design through construction, working with internal and external partners.

Working Environment

Valid and unrestricted driver’s license required.

Must be able to lift up to 25 pounds.

May require extensive periods of travel.

Must be willing to work non‑traditional hours to meet project needs.

May be exposed to extreme conditions (hot or cold).

Assignment location may include project sites and/or the office.

Frequent activity: Sitting, viewing computer screen.

Occasional activity: Standing, walking, bending, climbing, reaching above shoulder, pushing, pulling.
