Assistant Community Manager The Assistant Community Manager works under the supervision of the Community Manager to oversee daily operations and financial functions of the housing community. This role is responsible for delinquency and rent collection, managing all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the absence of the Community Manager. As an onsite leader, you will supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities Financial Management

Post all payments and income from applicants, current residents, and non‑current residents accurately, timely, and efficiently.

Process and reconcile daily account receivables.

Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts, including utility billbacks where applicable.

Conduct end‑of‑month closing procedures and reporting.

Maintain accurate records and audit resident files for accuracy.

Walk units and post move‑out charges, statements, and security deposit refunds.

Personnel Management

Regular/daily onsite attendance is required.

Screen, hire, train, coach, and develop onsite staff using company directives and consistent techniques.

Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Promote staff harmony and quality job performance through support and effective leadership.

Ensure staff compliance with company policies and procedures.

Manage leasing procedures: effective closing, follow‑up, lease signing/documentation, and accurate reporting.

Implement marketing strategies and systems outlined in the annual marketing plan.

Address resident complaints, concerns, and requests to ensure satisfaction.

Develop and implement resident retention programs, including events, promotions, and newsletters.

Show, lease, and move in prospective residents effectively.

Administrative Management

Provide excellent customer service and monitor maintenance response times.

Maintain property appearance and ensure timely repairs through regular inspections.

Assist in supervising all business functions related to operations.

Plan and use property resources, equipment, and supplies economically, including vendor bids and pricing.

Education/Experience

High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.

Basic computer skills and familiarity with onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Work may require stationary positions, prolonged standing or sitting, repetitive wrist, hand, and finger motions, and communication with others.

Occasional movement between work sites and ability to ascend/descend ladders, stairs, scaffolding, and similar structures.

Ability to lift and move objects up to 25 lbs, use power tools, operate motor vehicles or golf carts, and work in confined spaces, various temperatures, and outdoor conditions.

Work may extend to overtime, weekends, and nights for emergencies.

Salary Range:

$24 per hour to $27 per hour
