Community Manager

Oversee all phases of a housing community under the Regional Manager: personnel, leasing, maintenance, financial, administration, and risk management. Supervise on‑site staff and ensure compliance with policies, safety, fair housing, and liability.

Essential Duties & Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on‑site staff; complete weekly/daily schedules and assignments; address performance problems.
  • Financial Management: achieve optimal net operating income through cost control and revenue improvement; develop yearly budgets and forecasts; reconcile deposits, rent collections, and vendor invoices; ensure accurate property closeout and financial reports.
  • Strategic Leasing Management: develop marketing plans; execute leasing techniques and documentation; respond to resident complaints and implement retention programs.
  • Administrative & Maintenance Management: maintain accurate reporting; lead emergency response; manage customer service and maintenance turnaround; plan resource utilization; monitor maintenance and rehabilitation activities.

Education & Experience

  • High School Diploma or equivalent; bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and knowledge of Fair Housing laws and OSHA requirements.

Physical Requirements

  • Regular communication and repetitive motions with hands and wrists; requires overtime, weekends, and night hours for emergencies.
  • Standing or sitting for prolonged periods; frequent movement between work sites.
  • Occasional ladder use, lifting up to 25 lb., operating machinery or vehicles, and working in confined, hazardous, or extreme temperature environments.

Salary Range

$90,000 per year.
