Essential Duties & Responsibilities Financial Management
Post all payments and income from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
Process and reconcile daily account receivables.
Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
Help the property meet budgeted revenues, expenses, and net operating income.
Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
Carry out end‑of‑month closing procedures and reporting.
Maintain accurate, organized records and audit resident files for accuracy.
Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
Regular daily onsite attendance is required.
Screen, hire, train, coach, and develop onsite staff using consistent techniques & company directives.
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance, complying with Asset training benchmarks.
Promote harmony and quality job performance through support and effective leadership.
Ensure staff compliance and consistency with company policies and procedures.
Strategic leasing management: ensure effective leasing techniques, close deals, follow‑up procedures, and accurate reporting.
Implement marketing strategies and systems outlined in the annual marketing plan.
Handle resident complaints and requests to ensure satisfaction.
Develop and implement resident retention programs, including resident functions, special promotions, and monthly newsletters.
Effectively show, lease, and move‑in prospective residents.
Administrative Management
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance and ensure repairs are noted and completed promptly, requiring regular inspections and tours.
Assist with supervision of all business functions related to operations.
Plan for and utilize property resources, equipment, and supplies economically, obtaining bids/pricing from vendors and suppliers.
Education and Experience
High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Ability to understand and perform all onsite software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly remain in a stationary position, often standing or sitting for prolonged periods, communicating with others, and performing repetitive wrist, hand, and finger motions.
Frequently move about to accomplish tasks or move from one worksite to another.
Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools, and other structures; move objects up to 25 lbs; operate machinery or power tools; operate motor vehicles or golf carts; work overtime, weekends, night hours, and in various environmental conditions.
Compensation & Benefits Salary range: $25 per hour to $26 per hour.
