Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management – regular/daily on‑site attendance required; screen, hire, train, coach, and develop on‑site staff; create and manage weekly/daily schedules; address performance issues appropriately.
Financial Management – achieve the highest possible net operating income through cost control and revenue improvement; develop yearly operating budgets/forecasts; reconcile deposits, rent collections, vendor invoices, and financial reports.
Strategic Leasing Management – develop yearly marketing plan; ensure effective leasing techniques and accurate reporting; manage resident complaints and retention programs; lead showings and move‑in processes.
Administrative & Maintenance Management – keep reporting accurate and timely; lead emergency response team; monitor service request turnaround; maintain property appearance and repair completion; manage resources, equipment, and vendors.
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing, handling, reaching, talking, and hearing; frequent walking and sitting; occasional stooping, kneeling, crouching, or crawling; occasional lifting of up to 25 pounds.
Reasonable accommodations may be provided to meet essential job functions.
License / Equipment
Reliable transportation required due to emergency on‑call responsibilities.
Salary Range $24 per hour to $27 per hour
