Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role plays a vital part in the delinquency and collection of rent to optimize the property’s cash flow and financial position. The Assistant Community Manager manages all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the absence of the Community Manager. As an onsite leader, the Assistant Community Manager supervises all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income received from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparing late notices, contacting residents and guarantors, and filing evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
- Perform all end‑of‑the‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Implement strategic leasing management, ensuring effective leasing techniques and accurate reporting systems.
- Implement marketing strategies and systems outlined in the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
- Effectively show, lease, and move in prospective residents.
Administrative Management
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed on a timely basis (requires regular property inspections and tours).
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, pricing from vendors, managing inadequate service).
Education & Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Remain in a stationary position, standing or sitting for prolonged periods, communicating with others, repeating wrist and hand motions; assessing accuracy, neatness, and thoroughness of work.
- Move about to accomplish tasks or between work sites.
- Ascend/descend ladders, stairs, scaffolding, ramps, step stools, or similar; work in overhead positions, tight or confined spaces; lift and place objects up to 25 lbs; operate machinery or power tools, motor vehicles and/or golf carts; work overtime, weekends, night hours, in various environments; endure low or high temperatures; work in outdoor environments with precipitation and wind; be exposed to hazardous chemicals.
Salary Range
$27 per hour to $27 per hour

When selecting the top candidate, the offer will depend on the facts associated with each specific individual’s relevant experience for the role. Our employment offer is accompanied by additional compensation associated with a comprehensive total rewards package, which includes benefits (medical, dental, vision, life, accidental, and disability insurance), a 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees also receive paid sick days and company holidays.
