Join us as the Affordable Roving Assistant Community Manager at Coast Property Management. This role provides a competitive hourly rate of
$27.00/hr - $28.00/hr
and offers the opportunity to support and engage with our residents in Maple Leaf Meadows, Arlington, WA.

Duties and Responsibilities
Assist with leasing phone calls, email, marketing, and community tours.
Handle accounts receivable: input new resident information, process rent payments, track partial and late payments, NSF payments, and rent delinquencies, and process evictions if necessary.
Ensure resident/applicant files are compliant with HUD/IRS/STATE and Coast policy security guidelines.
Assist with HUD, RD, Bond, and Tax Credit programs (with ongoing educational and training).
Reconcile resident ledgers monthly and during move‑outs for timely disposition of security deposits.
Organize resident files and review all rental applications, lease agreements, and lease renewals for accuracy and compliance.
Assist the Community Manager in preparing weekly and monthly financial reports.
Enforce apartment community rules and regulations and assist with resident disputes.
Respond to resident inquiries, work orders, and concerns promptly with proper documentation.
Assist the Manager in maintaining curb appeal and ensuring buildings meet government and environmental regulations.
Ensure employee compliance with the Washington State Residential Landlord & Tenant Act.
Qualifications
High School education or equivalent.
Common sense understanding to carry out instructions in written, oral, or diagram form.
Previous clerical/administrative experience and proficiency with office computers and software.
Typing speed of 35+ words per minute.
Comfortable using a 10‑key keypad and reconciling account ledgers.
Valid driver’s license and reliable transportation.
Excellent communication skills and ability to maintain good working relationships.
