OPPORTUNITY COMMUNITY MANAGER - PHOENIX, AZ
Days/Hours Required: Monday - Friday, 9 AM - 6 PM.
Summary This person is responsible for the overall supervision and performance of the property. Additional duties include but are not limited to:
Responsible for hiring, training, and developing a competent team.
Manages daily operations directly or indirectly such as reviews daily rent recommendations and appropriately identifies opportunities to maximize income.
Collects rents, implements timely legal delinquent rent procedures, ensures resident insurance compliance, screening criteria, resident retention procedures, weekly reports, invoice approval, accurate data input, and required reports.
Reviews and analyzes monthly performance, completes variance reports, initiates annual budgets and forecasts.
Identifies potential market challenges; educates self, staff and regional manager about competitors and conditions; creates effective marketing plans.
Ensures recurring contract work is bid out, insurance and lien waivers are in compliance, monitors quality and timeliness.
Assures OSHA and other safety procedures are implemented; ensures team education and routine safety meetings; maintains up-to-date MSDS info.
Works with maintenance supervisor on repairs or capital projects; ensures quality curb appeal; identifies risk management issues.
Follows company and employee handbooks, property policy manuals, and other governing documents.
Qualifications
Excellent problem solving, interpersonal and communication skills and leadership/supervisory skills.
Minimum 2 years experience as a Community Manager.
Middle-rise to high-rise experience preferred.
Excellent sales skills.
Yardi experience preferred.
Ability to read, analyze, and interpret general business periodicals; write reports and business correspondence.
Ability to calculate figures such as discounts, interest, commissions, proportions, percentages, area; apply basic math concepts.
Ability to solve practical problems with limited standardization.
Knowledge of operations software at property level: Outlook, Internet software, Excel, Word.
Salary range is $75,000-$78,000 annually. We offer a competitive compensation package that includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full‑time employees working 30‑40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
