is seeking a Community Manager to oversee the property located at 2100 Memorial Drive, Houston, TX 77007. Phone: 713-861-6241.
Position Summary The Community Manager reports to the Regional Manager and is responsible for maintaining the physical asset, maximizing financial returns, and supervising staff to achieve occupancy and financial goals while ensuring the property remains in good condition.
Job Specific Competencies
Hire, train, and empower staff to build a cohesive team aligned with property goals.
Enforce Columbia Residential’s safety program policies and procedures for all on‑site personnel.
Provide excellent customer service to residents, potential residents, vendors, and associates, ensuring concerns are addressed promptly.
Inspect vacated units, coordinate necessary repairs, and re‑inspect after maintenance before move‑in.
Assist in preparing the annual budget to maximize income and control expenditures.
Supervise daily community operations, including marketing, property inspections, and capital improvements.
Perform administrative duties: report preparation, form processing, budget monitoring, and supply purchases.
Present timely and accurate information to residents and associates.
Oversee critical incidents and handle community emergencies.
Manage community cash functions, accounts receivable/payable, and cash receipts.
Maintain accurate tangible asset inventory, analyze budget variances, and report findings to the Regional Manager.
Oversee affordable housing compliance requirements and annual compliance audits.
Position Qualifications
High School Graduate or GED.
Associate’s degree or equivalent from a 2‑year college or technical school (preferred).
Experience / Specialized Knowledge Required
Business and management principles in sales, customer service, strategic planning, resource allocation, HR modeling, leadership, production, and coordination.
Minimum two years of related experience.
Proficiency with Property Management Software.
Knowledge of LIHTC, LURA, and LURC regulations.
Individuals in the Public Housing Portfolio must obtain, within 12 months, Certified Manager of Housing and Certified Manager of Occupancy certifications.
Other Requirements
Complete in‑house training within the first 90 days of employment.
