The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities

Personnel Management: Regular/daily onsite attendance required, screen, hire, train, coach, and develop on-site staff; ensure ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; complete weekly/daily staff schedules and assignments; handle performance issues and document communication with supervisor and HR. Financial Management: Achieve the highest possible net operating income through effective cost control, revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor timely receipt and reconciliation of deposits, rent collections; monitor vendor invoices; ensure accurate property closeouts and financial reports. Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies & systems; ensure effective leasing techniques, documentation of leases, accurate reporting; handle resident complaints, concerns, and requests; develop and implement resident retention programs; showcase, lease, and move in prospective residents. Administrative & Maintenance Management: Ensure accurate reporting, head emergency team and ensure proper response; manage customer service and maintenance staff responsiveness; maintain property appearance, perform inspections; plan resource usage, equipment, and supplies; give direction to maintenance, construction, and rehabilitation activities. Education & Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four-year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and understanding of on-site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements

Requires regular communication, repeat motions of wrists/hands/fingers, accuracy, and thoroughness; ability to work overtime, weekends, night hours. Frequently requires standing or sitting for prolonged periods, moving between work sites. Occasionally requires ascending/descending ladders, stairs, scaffolding, step stools; operate machinery, power tools, motor vehicles, golf carts; lift and place objects up to 25 lbs; endure various environmental conditions; work in small or enclosed spaces; traverse terrain; exposure to hazardous chemicals. License & Equipment

Must have reliable transportation due to the emergency on-call requirement. Compensation & Benefits

At Asset Living, compensation is based on skill set, background, certifications, and relevant experience. The offer includes a comprehensive total rewards package: medical, dental, vision, life, accidental, and disability insurance; 401K with employer matching; commission and performance bonuses when applicable. Full-time employees receive paid sick days and company holidays. Salary Range
