Community Manager

As the Community Manager, you will oversee the operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies, procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance required
  • Screen, hire, train, coach, and develop on‑site staff following company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Complete weekly/daily office and maintenance staff schedules and assignments.
  • Deal with performance problems, document, communicate with supervisor and HR, and terminate when necessary.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Financial Management
  • Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; identify trends and recommend strategies.
  • Develop yearly operating budgets and forecasts.
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
  • Monitor timely receipt, reconciliation, and coding of all vendor invoices.
  • Ensure property closeout completed on time and ownership financial reports are accurate.
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies and systems.
  • Ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures met, signing/documentation of leases, and reporting systems are up to date.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.).
  • Effectively show, lease, and move in prospective residents.
  • Administrative & Maintenance Management
  • Ensure all administrative and leasing reporting is accurate, complete, and submitted timely.
  • Head emergency team for the property; ensure proper response and handling of all property emergencies within company guidelines to minimize liability.
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis.
  • Plan for and utilize property resources, equipment, and supplies economically (obtain bids/pricing from vendors).
  • Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Education & Experience

  • High School Diploma or equivalent; Bachelor's degree preferred or four‑year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Communicate with others, repeat motions that may include wrists, hands, and/or fingers, assess accuracy, neatness, thoroughness of work, and may work overtime, weekends, nights (emergencies).
  • May be required to remain in a stationary position, often standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and perform similar tasks; lift objects up to 25 lbs.; operate machinery or power tools; operate motor vehicles or golf carts; work in extremely low or high temperatures; work in outdoor environments with precipitation and wind; work in small and/or enclosed spaces; traverse non‑flat terrain; be exposed to hazardous chemicals.

License / Equipment

  • Must have reliable transportation due to the emergency on‑call requirement.

Compensation and Benefits

Salary Range: $27.00 per hour to $29.00 per hour.
