Community Manager – Preferred Apartment Communities

Requirements
- 3‑5 years of experience in property management
- Local market experience with proven history in customer service, negotiation and property marketing/advertising preferred
Responsibilities
- Motivate and empower staff to achieve daily, weekly and monthly property goals
- Plan and conduct weekly staff meetings
- Manage leasing activity to ensure budgeted goals are reached; break down monthly targets into daily/weekly individualized goals; decide weekly specials; lease apartments
- Provide leadership and focus; hold staff accountable for results
- Give coaching and feedback; ensure job expectations are known and followed; maintain consistency in personnel decisions
- Handle elevated resident issues; focus on improving resident satisfaction
- Schedule staff; plan vacations and business needs
- Oversee/local marketing strategy; coordinate with corporate marketing team
- Stay current on market issues and competitive information
- Manage income and expenses to achieve operational budget; review and approve property expenses; authorize expenditures
- Generate property‑wide communication to residents on issues and updates
- Assist in preparation of the operational budget
- Walk property inspecting common areas, amenities and vacant units to ensure cleanliness and professional appearance; take action if standards are not met
Customer Service Responsibilities
- Maintain a clean and neat uniform at all times, including weekends when applicable; personal appearance must meet company policy
- Communicate with residents and prospects in a manner consistent with company standards
- Listen to resident requests and complaints
- Receive resident complaints calmly, openly and professionally
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance
